In many cases, extensions can be built without the need for a planning application. You are required however to have Architectural plans created for building control approval. We also strongly recommend submitting plans to the council for approval in the form of a certificate of lawful development. As with many extensions, a loft can often be converted without the need for a planning application. Loft conversions do require architectural assistance however to ensure building and fire regulations are correctly abided by. We can offer expert assistance with all loft conversions, no job is too small or too large!
In some cases you can create a garden room without the need for a planning application or building control approval. We do always recommend submitting a permitted development application to the council for official approval of the design however.
