This includes submission to the council, existing and Proposed drawings and a site plan of your property. These can be used for either a planning application or Certificate of lawful development application (Permitted Development).

Party wall notices

Party wall notices are legally required to be served to your neighbours if your work is to affect their property. You can download free templates online or we can take care of the hassle. Party wall notices are £50 per neighbour. Do I need a party wall notice? Find out more – here.

Build Over Agreement Drawings

This includes submission to your water supplier. If you are building over or near sewer pipes or manholes in your property you are required to apply to your water board on what your proposal is and how you intend to protect the pipes.

Scope of works document

A scope of works is a document that is used in conjunction with your building regulation drawings. A schedule includes any additional work you require in the house as well as the new proposed extension, a correct schedule ensures that your builders are all quoting “like for like” and nothing is missed. Our handy template can be filled in to include every specific detail throughout the whole house, please see an example here.

Site survey

Remember, measuring the site yourself is completely free. As long as the measurements are accurate we can work with them. If you'd like more information on how to measure your property you can refer to our guide. However, If you'd like for us to carry out a site survey we can source a local surveyor to carry out the work for you.

Why are we so competitive?

Despite what you may of heard, cheap doesn’t always mean poor quality. Imagine a company that provides a good service and quality drawings without ripping its clients off… The average architect fee is around 10-15% of the build cost, that’s £4,000 - £12,000 in drawings! Don’t get us wrong, we believe there is a time and a place to charge this fee, but not for a simple extension, loft conversion or garage conversion.

Do we cut any corners because we are considerably cheaper? No, of course not, drawings have to be a certain standard to be accepted by the council and building control officer, you can’t cheat the system, and we certainly wouldn’t be where we are by cutting corners.
